Our services

Planning Consent

(RIBA Stages 0-3) Following our initial client enquiry, we will visit the site and establish a preliminary design brief where we can understand the feasibility of the project. During this stage we will advise on the requirement for appointment of specialist consultants including the preparation of an initial cost budget and build programme. The concept design will then be prepared and following client sign off, will be submitted to the Local Authority for planning permission. Dower will manage this process on your behalf and keep you updated on progress until determination.

Building Regulations

(RIBA Stage 4) Our client is provided with a detailed design checklist to determine the technical design that will include materials and various specific components for elements of the building works reflecting their requirements. The further detail required for Building Regulations and general construction will be prepared including the coordination with the structural engineer and other specialist consultants as required to complete the drawings ready for construction.

Design Development & Assistance

(RIBA Stage 5) On the appointed of a building contractor, St Albans Basement will attend crucial design meetings and allow for regular project visits to ensure the design intent is being maintained. During this stage we will be providing a fully co-ordinated approach throughout the construction phase until successful completion.
